The living areas in this property consist of kitchen/diner with a Rangemaster with five-ring hob, fridge/freezer, microwave, washer/dryer, and a dishwasher, two sitting rooms, both with woodburning stoves and TVs. The bedrooms consist of a super-king-size, two king-size and a twin, along with a bathroom and shower room. Outside there is allocated parking for two cars. One well-behaved dog welcomed, but sorry, no smoking. WiFi, fuel, power, bed linen and towels are all included in the price. Youﾒll find a deli/butchers 500 metres up the road, shop in 3.6 miles and a pub in 0.2 miles. Brook House is a wonderfully positioned to explore all that Suffolk has to offer. Note: There will be a welcome gift on arrival. Note: No unaccompanied teenagers please.

To the right of the entrance hall is a double bedroom and well appointed shower room while to the left is the main living area. Upstairs is the large king-size master bedroom, a further bathroom and a single bedroom with stowaway second bed. Outside is a large private garden with a patio and teak table and chairs. There are also acres of grounds to explore and access to a large network of footpaths and good local pubs if you fancy a drink. GROUND FLOOR A step up leads you into the main hallway. The ground floor of Stable Cottage is defined by the open plan living/dining/kitchen space which is airy and light. DOUBLE BEDROOM The ground floor double bedroom is stylish with vintage touches including a fantastic large feature mirror on the wall. SHOWER ROOM The shower room is modern and well appointed with a large walk-in shower, W.C. and hand-basin. LIVING AREA The comfortable living area has a wood burning stove, plenty of seating (two sofas and an armchair), perfect to relax with a book or in front of the flat screen television. DINING AREA The dining table seats six guests comfortably and is open to the rest of the living space, making it a social area to enjoy a meal. KITCHEN The classic country kitchen has hand built units with slate work surface and gives plenty of working space to prepare meals. MASTER BEDROOM The large master bedroom on the first floor has a luxurious king size bed and is very spacious. There is a chest of drawers and a built in cupboard for storage. BATHROOM The first floor bathroom has a bath with shower attachment, W.C. and hand-basin. SINGLE BEDROOM The cosy single bedroom has a chest of drawers, stowaway second bed and cupboards for storage. OUTSIDE Stable Cottage has a private enclosed large garden with patio area furnished with a table, benches and chairs as well as a couple of deck chairs. There are also acres of grounds to explore rich in birds and wildlife and access to a network of public footpaths. Parking is available directly next to the property as well as a garage. A beautiful outdoor 14 metre by 6 metre heated swimming pool which you have unlimited access to (open 1 May - 30 September) and tennis court are available by arrangement with the owners, as well as livery for two horses by prior arrangement.

A little path takes you through a gate and into the courtyard where you’ll find the stable door opening into the large, light, airy and well-equipped kitchen; a great space to prepare meals at home. You’re sure to enjoy relaxing in the living/dining room beyond, with woodburning stove and generous sofas for cosy evenings. Originally a bookshop, the additional ground floor room can be used as a bedroom with comfy day bed and en suite shower, or simply as a reading room with memories of a bygone era! Both the double and twin rooms on the first floor are tastefully furnished, and you're sure to lay back and unwind in the luxuriously deep slipper bath sitting in the pretty bathroom. Corner Cottage is in a convenient position for exploring the Suffolk coast and countryside or, simply, chilling and making the most of facilities in Dennington with the occasional duck waddling past! The courtyard is fully enclosed with a high wall, perfectly secure for children and dogs. Ground Floor There are a couple of steps up to the stable door which opens directly into the spacious kitchen, wrapping round and a small step down into the living/dining room. Doors from here open onto the staircase, the reading room with shower room beyond, and a front door (not generally in use). Hard flooring runs throughout (quarry tiles in the kitchen, wood in the living/dining room and tiles in the reading room) with rugs to keep you snug. Kitchen A light and airy room with skylights has bags of room and character, particularly in the ornamental fireplace and unusual settle seat. The chef is sure to appreciate the Classic 90 Rangemaster with five-burner gas hob, electric fan oven, grill and griddle. All other necessary appliances are housed in the built-in cupboards; under counter fridge, three drawer freezer, dishwasher and washer dryer. There’s also a microwave, Lavazza coffee machine, kettle and four-slice toaster. If you have young children there’s a lovely large area where they can play. Living/Dining Room Warm and welcoming, this L shaped room has an extending circular table with six chairs so you can enjoy meals at home. Shower Room Conveniently next to the bedroom so, effectively, an en suite, with large shower cubicle, WC, washbasin and clothes dryer hanging from the ceiling so you can dry any laundry you need to do whilst away. A window gives natural light and there’s a mirrored bathroom cabinet. First Floor A door opens onto carpeted stairs rising to the first floor where doors open to both bedrooms and the bathroom. There’s hard flooring with rugs and hooks at the bottom of the stairs for your coats. Master Bedroom Double aspect with view of the impressive church. You’re sure to sleep well in the wrought iron double bed which sits between retro bedside drawers and a pretty little table. There’s ample space in the built-in wardrobe for hanging your clothes and storing cases. Twin Bedroom An attractive fireplace is a key feature in this room where sturdy twin beds sit by the window with a little chest of drawers and rug between them. Outside There’s a gravel path with some shrubs running around two sides of the cottage and wrought iron fence dividing it from the pavement. There is a table and chairs with a parasol and BBQ to enjoy - perfect for dining alfresco. Parking is available on the lay-by by the property, or alternatively in the pub car park opposite.

Holly Cottage is a semi-detached cottage resting in Framlingham in Suffolk. This ground-floor property hosts a double room and a single, along with a shower room, this property can sleep up to three guests. There is a kitchen and a living/dining room. To the outside, there is an enclosed courtyard with seating, while roadside is available on a first-come, first-served basis. Holly Cottage is a cosy cottage ideal for a couples escape or small family trip. Note: As the cottage is over 200 years old, there are raised thresholds across some doorways. There are also two steps onto the raised decking. These may be an issue for those with reduced mobility. Please note: This property can not accept bookings under a minimum of 3 nights.
