Rosedene is a simply stunning end-of-terrace family holiday home in the heart of the picturesque village of Rickinghall, just 7 miles from the market town of Diss. Comprising of a stylish kitchen, living room, dining room and cloakroom on the ground floor, three ample sized bedrooms and family bathroom on the first floor. Rosedene benefits from a large wrap around garden, featuring a decked area, lawn and mature shrubbery. The property oozes style, carefully mixing period features, with beautiful bold colours. You can't help but instantly feel relaxed when you walk through the door. Ground Floor You are welcomed into a large entrance hall, with stylish tiled flooring, with doors leading off to the living room, dining room, cloakroom, kitchen and garden. Partially carpeted stairs lead up to the first floor landing. Living Room Located at the front of the property, with double window at the front, and large bay window with views out onto the side garden. This beautiful light and spacious room, with wooden flooring and high ceiling is an ideal space for all to enjoy. The room boasts a wood burning stove, perfect for those chillier days. There is ample seating provided, with a large three seater sofa and three separate arms chairs, these have been carefully positioned to make the most of the 50'' TV with 4K blu-ray player and wood burner. Dining Room Positioned at the rear of the property, with a handy serving hatch between the dining room and living room. A wonderful space to enjoy quality meal times together, with a large wooden table with four chairs and bench seat. Kitchen This stylish room is just waiting for you to cook up those culinary delights. The kitchen includes all of the modern appliances you need, these include a cuisine master oven with five ring hob, samsung 70/30 fridge-freezer (there are three drawers in the freezer section), slimline dishwasher, built in microwave, kettle, De'longhi Nespresso coffee machine, toaster and washer/dryer. There is also a trendy breakfast bar with two stools for more relaxed dining. Cloakroom Located at the rear of the property, with easy access from the garden. This room features a WC and small wash basin. First Floor Partially carpeted stairs lead up to the first floor. Bedroom 1 Located at the front of the property, with double window. This luxurious room has been designed to create a tranquil and inviting space. There is a large metal frame king side bed, with two bedside table and traditional lamps. Ample storage has been provided, with a large chest of drawers and hanging rail. There is the addition of a rocking chair, an ideal space to enjoy a good book. Bedroom 2 Located at the front of the property, with both front and side aspect windows. There is a beautiful king size metal frame bed, with wooden bedside cupboards and lamps. There is a large walk in cupboard with hanging space for your belongings. There is also a traditional desk, with chair and lamp. Bedroom 3 Located at the rear of the property, with garden views. This room has two full size single beds, with one bedside table in between and two lamps. There is a chest of drawers, and free standing hanging rail for your belongings. Family Bathroom A stylish bathroom, consisting of a bath with over head rainfall shower, and glass shower screen, wash basin and WC. Outside Rosedene benefits from a large wrap around garden, with gorgeous decked area, small lawn and mature shrubbery. Whilst Rosedene does not have any allocated parking, free on road parking is available along The Street, on a first come basis. Location From Rosedene there is a footpath within a few steps which leads you out onto some fantastic walks across the field. Within Rickinghall there are also two pubs within a stones from, both received excellent reviews. For children there is also a wonderful playground. Parsley Cottage has undergone a complete refurbishment to create a stylish holiday let for all to enjoy, with each room carefully decorated and furnished to provide a luxurious space to enjoy whilst taking in all that Southwold has to offer. Guests are warmly welcomed into the living room, leading through to the quaint dining room with a kitchen and bathroom beyond. Two charming bedrooms sit on the first floor with a large king overlooking the green and twin at the back. Ground Floor Wooden and stone flooring run throughout the ground floor, which consists of living room, dining room, kitchen and bathroom. Sitting Room This cosy yet stylish room is the heart of the home. There is a luxurious Laura Ashley two-seater sofa and two arm chairs, with a gorgeous flame effect fire to sit and enjoy. There is a a 42'' wall mounted SMART TV with freeview for your entertainment. Dining Room Centred between the sitting room and kitchen, this wonderful space has a dining table with four chairs, for you to sit and enjoy those culinary delights. The room has a flame effect fire to create a cosy atmosphere, with additional heat provided through the stylish cast iron radiators. Kitchen A gorgeous cream kitchen with black granite worktops is currently being installed to create the perfect space to cook up a storm. Light streams through the large window, complete with shutter blinds. There will be an integrated fridge with icebox freezer, electric oven with four ring induction hob and slim-line dishwasher. The cupboards are filled with beautiful Emma Bridgewater crockery for you to be able to enjoy that well deserved cup of tea and slice of cake in stylish fashion. Shower Room Sitting privately at the rear of the property feature a shower cubical, wash basin and WC. Natural light fills this room through the large window. First Floor Wooden steps, typically steep for a period cottage, rise from the dining room to the landing with both bedrooms opening from here. Master Bedroom A sunny room, overlooking East Green, where you can catch a glimpse of the sea. There’s a king-size bed with bedside tables, built-in wardrobe, chest of drawers, and attractive feature fireplace. Twin Bedroom Sitting quietly at the back of the cottage this twin room has bedside drawers and chest of drawers. Outside Parsley Cottage sits just a few yards from the beach and has its own small seating area at the front complete with white picket fence, furnished with a bistro table and chairs, where you can sit and watch the world go by. There’s unrestricted parking directly outside the cottage or guests can usually find a parking spot in one of the nearby streets. The Smokehouse Cottage is an charming pet-friendly cottage in the heart of Southwold, nestled away from the main road and steps from the vibrant high street and sandy beach. The property is compact and quirky with part of it dating back to the 19th Century when it was customary for many households to smoke their fish here. The property is ideal for couples or small families to use for a coastal get away, with the addition of a private courtyard garden. On the ground floor the property has a spacious open plan living/dining room, leading through to the kitchen. Wooden carpeted stairs lead you up to the master bedroom, with the second bedroom and bathroom. Ground Floor Wood-effect vinyl flooring leads throughout the property. Sitting/Dining Area This area has been newly refurbished to create the most relaxing space to enjoy. Within the sitting area there is a two seater sofa and two arms chairs to sit back a relax on, with a Smart TV including Netflix provided for your entertainment. There is also USB charging points. The room has been decorated in soothing tones, with subtle nautical touches, with the addition of a panelled wall with an electric flame effect fire and striking spotlights creating a wonderful feature wall. In the dining area there is a spacious wooden table with four dining chairs, perfect for enjoying those culinary delights you have whipped up in the kitchen. From the dining room a stable door leads out onto the courtyard garden at the rear of the property. There is a cupboard under the stairs, you won't find Harry Potter in there but you will find useful household bits including an iron /ironing board, clothes airer, vacuum cleaner and cushions for the garden furniture. Kitchen Wonderfully laid out to make the most of the space. This long kitchen is well equipped with a single electric oven with four ring induction hob, fridge with icebox freezer, slim-line dishwasher, microwave, kettle and toaster. In addition, there is a washing machine located in the family bathroom. First Floor Wooden carpeted stairs lead up to the first floor, entering directly into the master bedroom. Bedroom 1 With a glimpse of the Lighthouse, this stunning room has carefully decorated to create a tranquil space. There is a wooden double bed with panelled feature wall behind, with two bedside tables wth drawers and two bedside reading lights above. This room has a storage cupboard with hanging space for your belongings. Bedroom 2 Accessed through bedroom 1, this room is ideal for children 10 years and under to enjoy, with 2''6 bunk beds. Family Bathroom Located through bedroom 2, this spacious family bathroom has a P-shape bath with over head shower and glass screen. There is a WC, wash basin with mirror and light above, shaving point and heated towel rail. Storage is provided in the vanity units, there is also a washing machine located in the cupboard for guests use. Outside To the rear of the property is a private courtyard garden surrounded by a mixture of brick and pebbled walls complete with courtesy lighting. There is a circular table with four chairs, perfect for dining alfresco. There courtyard has been decorated with an array of beautiful plants and convivial, cosy atmosphere. The property unfortunately doesn't have any allocated parking, however parking can be found on near by roads.

You’re welcomed into a hallway that opens into the hub of the cottage with kitchen/breakfast room wrapping round to the cosy living room. The bright bathroom is also on the ground floor and stairs rise to the master bedroom with en suite cloakroom on the first floor. A wonderful ship’s staircase takes adventurous guests up to the twin room with view of the River Alde. Guests have free parking in the car park 20/30 yards opposite (which used to be the harbour, hence the name The Moorings), and can enjoy the sea air in the quaint gravelled area next to the cottage. Ground Floor The front door opens into a useful hallway with hooks for coats and room for footwear. There are doors to the bathroom and kitchen/dining room opening into the living room where a door conceals the stairs. There’s hard flooring throughout the ground floor, with a large rug in the living room. Kitchen/Dining Room Combining old and new, this traditional kitchen/dining room has a wonderful brick and stone floor, feature brick wall, electric oven/grill at waist height, ceramic hob, washer/dryer and fridge with freezer compartment. Under the window is a sturdy table with four chairs so you can dine at home. Living Room A couple of steps take you down to the charming living room, giving a sociable living space which oozes character with low beams and wonderful brick fireplace housing a cosy wood burner. A couple of two seater sofas give ample seating with occasional tables, good sized flat-screen TV with Freeview for your entertainment; high speed Wifi (particularly helpful due to the poor phone reception in Orford) and plenty of books and board games. One door opens onto the stairs and another takes you back into the kitchen. Bathroom Lovely light room; the bath has a hand shower over and there’s a WC and wash-basin. First Floor Steep wooden stairs with wooden handrail take you to the first floor landing where a door opens to the master suite and ladder style stairs rise to the top bedroom. There are wooden floors throughout with rugs. Master Bedroom Sitting at the front of the house with a wrought iron king size bed under an attractive canopy with chest of drawers and half height wardrobe for your clothes and a chair. En Suite Cloakroom Conveniently next to the bedroom with a WC and wash basin. Top Twin Kids are sure to love exploring this bedroom with its ship’s staircase (handrails on either side and a stair-gate, on request, at the top for safety), climbing to the bedroom under the eaves and skylight, plus additional window with view of the River Alde. There are pine twin beds with a bedside unit, hooks for clothes, and additional drawers. Outside Guests have use of a parking permit to park in the Town Marsh car park on Quay Street opposite the cottage. There’s a small gravelled area across a path with gate and wicker fence for privacy; simply furnished with a table and chairs plus gas BBQ where you can relax in the sun.
