A charming holiday cottage ideally located in the picture-perfect Suffolk seaside village of Thorpeness. Ideal for a couple looking to get away from it all in stylish accommodation. Thorpeness is one of Suffolk's best-kept secrets. Just a mile and a half along the beach from Aldeburgh, this charming holiday village was largely designed by the Scottish playwright and barrister Glencairn Stuart Ogilvie a century ago. He decided to create an idyllic model seaside village, inspired by the writings of JM Barrie, author of Peter Pan. The village has a meare which can be explored in the summer time by rowing boat. Plus, there's tennis courts and a games room at the nearby Thorpeness Country Club during the summer months. Keen walkers (either two legs or four paws!) will enjoy the area as it's ideal for walking and cycling, both along the coast and the inland countryside. You can then relax and put your feet up in your cosy cottage after a day exploring all that Suffolk has to offer. The views over the meare in the living room and front patio really are rather spectacular. Picture yourself opening a bottle of something cool and bubbly whilst taking in the magic of Thorpenss meare. Ground Floor A courtyard at the back of this charming cottage gives access to the kitchen, with a second door from the living room opening into the sunny front patio. There's a door between the two rooms and wooden staircase rising from the kitchen to the first-floor landing. Living Room This has beautiful views across The Meare and has a two seater sofa, large arm chair, natural choir carpet, 40'' Smart TV which connection toFreeSat. Kitchen/Dining Room In the kitchen/diner there's a beautiful handmade kitchen with a Smeg range cooker, fridge, dishwasher, Nespresso coffee machine, microwave and a dining table to seat four people. The cottage's original stairs (Some may find them a little steep and narrow) from the kitchen lead up to the first floor. First Floor Both the bedroom and bathroom open off the landing. The bedroom has a sisal carpet flooring and the bathroom has an attractive wooden floor. Bedroom There's a handmade oak king size bed and natural choir flooring and two windows, one of which has lovely views of The Meare and the other a glimpse of the sea. Bathroom A large family bathroom with a magnificent freestanding bath, separate shower, sink and w.c. Outside There are patios to the front and rear of this semi-detached Suffolk holiday cottage with an outdoor table and chairs to seat four. The front patio has pretty views across Thorpeness Meare. There is a right of access over the back patio to the back garden of a neighbouring cottage. Across the road from the cottage you’ll find The Beach House café/restaurant and The Meare café. On-road parking is usually available either on the road outside the cottage or around the corner on the beach road near the Thorpeness Country Club. Upper Lodge is located on a quiet rural lane and has off road parking at the side for three cars. The informal garden, with ample space to kick a ball, wraps around three sides of the house with a long deck at the front for relaxing in the sun and a shed where bikes or sailing gear can be stored. Ground floor The front door opens into a long hallway with the living space and all bedrooms opening off; wooden stairs rise to the lookout. A bank of cupboards conceal a washing machine and dryer as well as ample hanging and shelf space for storing clothing and footwear. Kitchen/Living/Dining Space Ideal for relaxing with family and friends, this wonderfully light open plan living space with wall of windows, has a well equipped kitchen at one end with refectory table, benches and chairs for meals at home, a sitting area in the centre and table football at the far end to keep guests of any age amused! Equipment includes a fridge, freezer, dishwasher, double oven, five ring gas hob with extractor hood, free standing microwave and iPod docking station. Double Bedroom Decorated in restful colours you’re sure to have a good night’s sleep in the king size zip link bed, which can be set up as a twin on request, and there are bedside units and a chest of drawers. Family Bathroom A large and modern bathroom conveniently located for bedrooms and the living area, with bath, corner shower, wash basin set in a vanity unity, WC, window and heated towel rail. Twin bedroom A spacious room with windows to the west, furnished with sturdy twin beds and a couple of storage units with a selection of books for younger guests and space for you to store your clothes. Master Bedroom This lovely sunny double aspect bedroom with windows facing south to the garden and west has a king size bed, with attractive matching units and bags of hanging and shelf space. Ensuite shower room Cleverly concealed amid the cupboard doors, this chic shower room has a double shower, wash basin set into a vanity unit, WC, heated towel rail and window. Lookout Superbly designed with high windows looking north-west up the River Orwell and across towards the villages of Nacton and Levington to the other bank of the river. There is a wall of windows looking south and east over the fields where you may spot a Marsh Harrier and plenty of hares frolicking. In the distance is the port of Felixstowe so you can watch the enormous container ships during the day or stargaze using the telescope provided at night. This is also the ideal place relax with a book in the supremely comfortable sofa or chair and for the kids to escape with TV and DVD player provided. Outside Upper Lodge is perfectly designed so that you can enjoy the views to the east from the living area and the lookout on the top floor. There's off road parking at the side for three cars and the informal garden wraps around two sides of the house with space to kick a ball or relax on the deck at the front where there's outdoor furniture and a BBQ provided for you to enjoy meals outside.

The approach to this self-catering Suffolk country holiday accommodation is along a lane, surrounded by hedges and trees, with occasional houses either side, once at the barn there is allocated parking in front of the courtyard of the barn for your car. Guests will enter this self-catering holiday accommodation into a hallway/boot room with the ground floor twin bedroom door ahead of you, and its en-suite bathroom, the left is the ground floor W.C. but the main treat lies to the right. Here you will enter a striking space, the full height of the barn and laid out before you are the contemporary kitchen, sitting and dining areas, an open mezzanine providing additional sitting area overlooking the living space which features an upright piano. Beyond this, there is a ground floor bedroom suite with a king size bed and en-suite shower room and up a cleverly designed set of stairs you pass an eye catching panoramic view on your way to the first floor master suite with king bed and en-suite bathroom beyond. Water and heating is provided by means of a ground source heat pump so is environmentally friendly! Ground Floor You enter into a hallway/boot room where you are able to hang your coats and store your footwear before going through to the magnificent living space. There's a twin and double bedroom to either side of the living area, both with en-suites, plus a separate cloakroom. Kitchen/Dining/Living Room This double height striking room is a wonderful place to socialise with friends and family, with the perfect balance of traditional and contemporary. The fully equipped kitchen is the first thing that will draw your eye when you enter into the open plan living space - the ceilings are vaulted and the room is double aspect with large windows casting natural light into this amazing space. In the kitchen there is a tall fridge/freezer, an induction hob with an extractor, twin oven, a dishwasher, microwave and Nespresso machine. Beneath the mezzanine is a cosy sitting area with three comfy sofas, a Smart TV with Freeview, a DVD/CD player, an upright piano and a Bluetooth speaker to connect your own devices. The sturdy dining table sits by the double doors (easy access for outside dining), with eight dining chairs. First Floor Stairs rise from the kitchen/dining area to a half landing which splits to the fun mezzanine on one size and master bedroom to the right. You can truly enjoy the views from the large windows of the countryside beyond. Mezzanine This magnificent space allows you to enjoy the full beauty of the space - overlooking the stunning kitchen/dining room and with a heavily glazed gable end there is a desk, a sofa bed daybed making this space perfect for reading and relaxing. Master Bedroom A unique room with vaulted ceilings and indoor Juliet balcony over the living space below. The king-size bed takes pride of place with two bedside tables with lamps, chest of drawers, hanging space and an en-suite bathroom. Games Room This gorgeous external games room is a fantastic space for the whole family to enjoy a variety of activities including a pool table. Off the courtyard there is a handy wash room with washing machine, tumble dryer, additional fridge/freezer, iron, ironing board, clothes airer and gas BBQ (gas provided, please leave clean after use).Next to the front door there are two allocated parking spaces with a further two in front of the paddock just a few steps away.

You can enjoy the garden from most rooms, particularly the exceptionally large master bedroom with the twin opposite and unusually attractive cloakroom between the two. The gardens provide a wonderful setting for the house which has a private patio with table and chairs for summer dining. Enjoy the formal gardens to the front with lawns and well-stocked flower borders and the moated gardens, with a bridge to the orchard with a number of mature fruit trees, can be found on the eastern boundary. You can also fish for Rudd or Perch in the lake close to the house. There’s ample parking on the drive and space for you to store bikes in the outbuildings. Ground Floor Kitchen The entrance to Rookyards opens into the sunny kitchen with a large window overlooking the beautifully landscaped garden, equipped with electric oven with four rings, fridge with freezer compartment, microwave and dishwasher. Doors open to the shower room and living/dining room. Family Shower Room Off the kitchen, this is a modern fully tiled shower room with shower cubicle with glass door, WC and washbasin. Living/Dining Room A sunny double aspect room with a door opening to the drive and large window looking out to the manicured gardens - beautiful in the summer months and an open fireplace making it cosy in the winter, with Smart Tv to enjoy. Furnishings include a large leather sofa and matching armchair, occasional tables and a farmhouse style table with four dining chairs. To the right of the fireplace is a built in shelf, ideal as a writing area. Doors open from the living room to the kitchen and stairs. First Floor A door from the living/dining room opens directly onto the carpeted stairs leading to a small landing which gives access to both bedrooms and the cloakroom. Twin Bedroom A pretty room with a view of the garden, furnished with sturdy wooden twin beds and a bedside table. Cloakroom An exceptionally large, bright room with an ornate basin and a WC. Outside Rookyards is a beautiful Grade II listed L shaped house that has been sympathetically divided into two homes, surrounded by countryside with an abundance of wildlife including wild rabbits, bats, badgers, muntjac deer and many birds for you to identify. Guests can fish for Rudd and Perch in the pond close to the house and a private area of the extensive garden has been allocated for your use with table and chairs for outside dining, however the owners are also happy for you to wander around almost two acres of their stunning moated gardens and grounds. We do advise that the grounds aren't fully enclosed. The property is approached over a shingle driveway leading into a parking and turning area adjacent to the house and two additional stunning holiday properties - Red Poll Barn and Milk Parlour. The surrounding countryside lends itself to cycling and you can store bikes undercover in one of the cart sheds. WHATS INCLUDED? All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
