  • "This property does not have a garden as advertised and is not safe for dogs."

The owner has put a bench in the gravel driveway in front of the property which leads directly on to the road. The first specification we were looking for was a safe garden for the dogs and this was misrepresented in the Sykes description. The picture taken from the front of the property is false; there is a wooden fence blocking one side of the property which is missing from the photo which makes the front gravel area the owner represents as a ‘garden’ appear significantly larger than it is. The property is smaller than it appears in the pictures. The downstairs room are very dark and dingy. The whole property is poorly ventilated and stinks of damp. The internet does not work in the downstairs of the property. The positives are the property is well located, clean and comfortable.

Thank you for taking the time to leave your feedback. We genuinely try to do everything within our power to ensure that guests are fully aware of what they are booking, the property is comfortable, clean, and well equipped, and we aim to respond to any issues immediately. The gravelled area at the front of the property is designed to be, a private seating area. It is not described or shown on any pictures as being secure for dogs. There is however an approximate 1 acre field with mowed paths which is clearly described with photographs as being the dog walking field, this was pointed out to you on arrival as being 50 yards from the property. It is not in Sykes interest (or ours) to be misleading in photos. The single and twin rooms in the older part of the property have single standard sized windows and admittedly are not the brightest of rooms. The double ensuite in the newer part of the property could not be described as dark. In reference to the damp you mentioned, we have to dispute this, as every room has opening windows and there is no damp, mould marks, or smell. It is a stone built Cornish cottage and we have taken all the necessary steps that we can to reduce the risk of damp. On a final note, the internet is indeed working everywhere with the exception of the master bedroom. It is a rural location without the benefit of fibre cabling and often in adverse weather the signal is affected. We have installed a booster which does seem to be helping" Property Owner

  • "Easy to follow instructions and a friendly personal message from the owner before we arrived made getting there stress free, and the tea, milk and biscuits were a very welcome surprise after a long journey!"

The cottage was lovely and well looked after. The owners have clearly put a lot of thought into it, and have put together a comprehensive booklet of tips and things to do. Patrick introduced himself when we‘d settled in, and made us feel very welcome. It‘s a lovely part of the world and the cottage was the perfect base for exploring it.

It had everything we needed. There was only one criticism and that was the Wifi dropped in and out and downstairs would not connect at all. Who ever uses this cottage will be very happy.

The property exceeded our expectations and had everything we needed for a relaxing stay. Patrick and Tracey were so accommodating and helped make us feel right at home. The field for the dogs to run around in was a real bonus. The location is great too. Very rural and quiet but with easy access to the surrounding areas.

  • "We thoroughly enjoyed our stay at Larch Barn."

Such a well equipped comfortable cottage with super comfy beds which allowed an excellent night sleep. Patrick and Tracey were perfect hosts, welcoming without being intrusive. Our three dogs enjoyed the field opposite and loved the rabbits that abounded in the area. Would definitely recommend.

  • "Absolutely amazing cottage, everything you could need was available to us."

The bed and the sofa were very comfortable always a plus for me. The outside space was adequate but then with the added connected field you had so much more. Very central to all the tourist hot spots but far enough away to feel rural. The owners are a lovely couple who were on hand, and although we never needed them for anything I’m sure nothing would have been too much trouble.

Fabulous beaches. Lovely cottage and very dog friendly, even a field where you can walk the dogs. Very welcoming and helpful hosts who are at hand if you need them. We will definitely be back
