  • "Second time we have stayed in this property."

    Great for our large family group, large kitchen, living & dining area, great for being together & apart. Cosy, comfortable & clean. Would definitely come again. But a few areas we would like to be addressed. Informed there were hair dryers, but 1 for the whole property, if we'd known that family would have brought their own. As a large group in the winter we like to cook & eat in. Although there is plenty of crockery glasses cups etc, there is a bit of a mish mash of utensils, no large serving spoons, bread knife, large sieve or kitchen scissors. We found that the left oven did not heat properly. Would be useful to supply hand towel for the kitchen & the downstairs toilet. Not enough separate bags bedding & towels. The hoover had not been emptied, it was extremely full, no spare bag, and smelt, do the cleaners bring their own? The main bin was full & on the side of the road on arrival Friday! As a large group we produced 3large bags we had to leave at the side of the road.

We are sorry that all was not perfect and have taken your comments on board. As far as kitchen utensils are concerned we are in the process of sorting this out so that next time you visit there will be all you need . All the things you mention were certainly there in the first place. As far as the oven is concerned we have been badly let down by the Contractor we appointed to fix it. I know this is of little comfort to you but we have been trying and are more frustrated than you are about the situation. Hand towels are provided but it appears that a plumber fixing a fault with one of the toilets used them and forgot to tell our cleaner he had done so. This is the first time we have been made aware of a problem with the bins. We ask all guests to put them out on Wednesday for collection but this obviously did not happen . We will see what can be done in the future to avoid this reoccurring. The Hoover is only there for the use of guests as we have other for the cleaners to use. We have asked her to check it each week following your comments. Your comment re hairdryers is noted . Again thanks for visiting . Have a great Christmas and New Year. Steve & Viv Property Owner

    My family enjoyed our Christmas break here. The house was decorated really well for Christmas . The tree was lovely. Lots of room for us all and close to the village.

  • "The house was lovely and we had everything we needed apart from wood for the fire in the house but mainly for the games room."

    The games room had no heating at all and was very cold. It would have been perfect to light the stove but there was no wood anywhere despite there being a note asking for a gratuity of £5 per basket of wood, which we would have gladly paid given the option.

  • "A fantastic house."

    A beautiful location and well kept. Maintenance were on the scene very promptly when we had two issues. Further suggestions: I’d suggest that the shower holder in the first floor separate bathroom is fixed. We had to have handheld showers in there. I think it just needs tightening. Also the cold tap in the kitchen needs tinkering with. Makes whaling noise when you turn it on which penetrates through the house and wakes people up. Overall a fab holiday and a beautiful house that we would return to.

  • "Would have been good to have some spare bin bags and at least one dish washer tab per night of stay as with a large group you end up with a full dish washer each night and a couple of bags of rubbish at least."

    Beds were really comfy and otherwise excellent house and garden! Very clean and great to have the gate to shut so the garden was perfect for the dogs. The games room was a real bonus and sun room beautiful. Thank you :)

  • "This is a great place."

    The house and garden are terrific. Hawkshead is a great location. We had three cars and a big age range and had no trouble parking at the house or finding things to do with family members who weren’t up for long walks; specifically Grizdale Forest is close by which has a sculpture park, playground and Go Ape!

  • "Loved Hawkeshead Hall for our family winter stay."

    Clean, comfortable, space for teenagers to separate from the oldies, great for the dog, great grounds , loved the big kitchen, nicely done for Christmas, Unfortunately didn't get chance to use sun room, will hope to come back in the summer sometime to make the most of it..

  • "This is a substantial property with an extensive garden area that you can even tire a spaniel out in!"

    Its a 10 min walk into Hawkshead from the property where there is a good selection of pubs and shops. We were hit by Storm Arwen shortly after arriving so had to decamp for two nights as all the power went off, but the owners kindly refunded the two nights which was very good of them as the storm had nothing to do with them. We enjoyed staying here, with all the room, large kitchen for cooking in and dining room and cosy lounge. Two main issues, there is only BBC iplayer on the TV, no other channels at all, so they could do with sorting that out as you have to rely on the BBC and the DVDs in the property, not great on early dark nights. Also the property is chilly; the heating is set to 18 degrees which is too cold in winter. I did reset the Hive heating control for the week but the owner reset it back remotely so we had to rely on the boost control. Finally a watch out, the owners arrive promptly at 10am on checkout day, never had that at any other property stay where some latitude is given

  • "We liked the house very much."

    We would have preferred to know that there were close neighbours. There was a certain lack of equipment for such a large number as 12 people - we had to do a good deal of chair etc moving, and would have liked a bit more kitchen equipment. Games room was useful, garden and beck delightful.

  • "As described this was a nice large house in nice grounds close to Hawkeshead with its facilities and nice walks around."

    The house has a large well equipped kitchen for us to cook each day for 10 adults so that dinner each evening was an occasion. The lounge separate from the dining room was a nice place to relax and read in in the evening for those who didn’t want to play games or during the day when the rain was severe as it often is in Cumbria. There was nothing that failed to meet our expectations but for a large property it would be good to have one large cooking pan big enough to cook for 10 and a couple of large cafetieres. However this was not a problem for us as we have never rented a property with big enough pans or cafetieres so we brought our own. Wi-Fi was very variable but I understand this is a lake district problem rather with the equipment in the house. We had a lovely stay in this excellent house and will want to come again.

  • "The cottage itself was great."

    We were pleasantly surprised and think that the photos don't really do it justice. As with most properties of this size, some larger pans for cooking and more utensils such as serving and wooden spoons and serving dishes would be very useful. Unfortunately, we had need to contact customer services on 2 occasions to report issues and have received no response. This adversely impacted on our enjoyment of the holiday.

  • "We had a fantastic time at Hawkshead Hall."

    When we arrived wee found one of the fire alarms beeping but a quick phone call to Lakelovers and someone arrived within an hour to replace the battery. The house was so homely and we would spend most evenings sitting around the kitchen table discussing our lovely day. My Grandson had the best time exploring the beautiful garden the led down to the brook running along the back. We all can't wait to come back

  • "We absolutely loved the cottage and great location."

    The cottage has a beautiful secure garden and the stream running through it. Game room was really useful on the rainy day - our son wanted to play table tennis all the time We also really enjoyed to spend evenings in the sitting room with the fantastic fireplace playing cards. Thank you

  • "The property is situated in the most beautiful garden."

    Pictures really didn't do it justice. We spent a lot of time just sitting and enjoying the garden, with its beautiful views and no noise other than the sound of bubbling stream, and a few sheep. Bliss!

    Altogether as a family for middle daughters 40 th birthday celebrations. Excellent walk to Wray castle. Activities for grandchildren nearby at coniston and brockholes. Plenty of room in house to eat altogether and play games.

    Hawkshead is only a few minutes walk on a public footpath. The stream, loved by the younger grandchildren and the games room by the older.

The property

Set in an acre of grounds, this character-filled residence sleeps groups of twelve with room to spare.

Two reception rooms, glorious farmhouse kitchen, wood burning stoves and beamed ceilings give Hawkshead Hall the most welcoming atmosphere imaginable.

The first of the two reception rooms doubles as a handsome dining room with a table that extends to seat 12 hungry souls gathered for a splendid supper prepared in the nearby farmhouse kitchen.

This room has a marvellous open fire and impressive French doors opening onto one of the many patios.

The kitchen itself is a joy.

The original range, sturdy farmhouse table and host of modern appliances make this the heart of the Hall.

Somewhere to gather and chat while meals are being prepared and plans made for the following days.

The second sitting room is as cosy as the first with its gas burning stove, magnificent views and comfortable sofas and chairs.

The bedrooms are spread across the upper two floors.

On the first floor a king size room comes with en-suite power shower room, while two attractive doubles share the house bathroom with shower over the bath, basin and wc.

Up to the top floor where two fun triple rooms have open beams, comfortable single beds and share a shower room with wc.

The views from the top floor are some of the best in the whole of Hawkshead Hall.

Outside, guests have an acre of grounds and gardens to explore.

Fabulous terraced areas are perfect for bird watching with a glass of wine or local ale, soaking up the sun and reading the papers.

A detached sunroom/games room offers even more space to spread out, and its wood burning stove keeps away the evening chill.

This annexe has its own shower room and wc, as well as pool table and table tennis.

HAWKSHEAD

Ambleside 5.1 miles; Kendal 17.4 miles.

The picturesque village of Hawkshead still retains the charm and character that so endeared it to its most famous residents - William Wordsworth and Beatrix Potter. Visitors can wander the wealth of tiny alleyways, thoroughfares, archways and courtyards between the whitewashed 17th century houses. There are many pleasant inns, teashops, guest houses and gift shops in the village, as well as the Beatrix Potter Gallery, which houses an annually changing exhibition of the famous author’s illustrations and stories. The other famous Hawkshead enthusiast, William Wordsworth, attended the Old Grammar School in 1779-87, which still stands today, and you can visit the building where the Lakeland poet developed his love of the form, and even see the desk into which he scratched his name as a small boy! Newby Bridge is ten miles away and offers attractions such as the Aquarium of the Lakes and Windermere Lake Cruises, sailing daily between Ambleside, Bowness and Lakeside.
