Location From Rosedene there is a footpath within a few steps which leads you out onto some fantastic walks across the field. Within Rickinghall there are also two pubs within a stones from, both received excellent reviews. For children there is also a wonderful playground. Two charming bedrooms sit on the first floor with a large king overlooking the green and twin at the back. Ground Floor Wooden and stone flooring run throughout the ground floor, which consists of living room, dining room, kitchen and bathroom. Sitting Room This cosy yet stylish room is the heart of the home. There is a luxurious Laura Ashley two-seater sofa and two arm chairs, with a gorgeous flame effect fire to sit and enjoy. There is a a 42'' wall mounted SMART TV with freeview for your entertainment. Dining Room Centred between the sitting room and kitchen, this wonderful space has a dining table with four chairs, for you to sit and enjoy those culinary delights. The room has a flame effect fire to create a cosy atmosphere, with additional heat provided through the stylish cast iron radiators. Kitchen A gorgeous cream kitchen with black granite worktops is currently being installed to create the perfect space to cook up a storm. Light streams through the large window, complete with shutter blinds. There will be an integrated fridge with icebox freezer, electric oven with four ring induction hob and slim-line dishwasher. The cupboards are filled with beautiful Emma Bridgewater crockery for you to be able to enjoy that well deserved cup of tea and slice of cake in stylish fashion. Shower Room Sitting privately at the rear of the property feature a shower cubical, wash basin and WC. Natural light fills this room through the large window. First Floor Wooden steps, typically steep for a period cottage, rise from the dining room to the landing with both bedrooms opening from here. Master Bedroom A sunny room, overlooking East Green, where you can catch a glimpse of the sea. There’s a king-size bed with bedside tables, built-in wardrobe, chest of drawers, and attractive feature fireplace. Twin Bedroom Sitting quietly at the back of the cottage this twin room has bedside drawers and chest of drawers. Outside Parsley Cottage sits just a few yards from the beach and has its own small seating area at the front complete with white picket fence, furnished with a bistro table and chairs, where you can sit and watch the world go by. There’s unrestricted parking directly outside the cottage or guests can usually find a parking spot in one of the nearby streets. The Smokehouse Cottage is an charming pet-friendly cottage in the heart of Southwold, nestled away from the main road and steps from the vibrant high street and sandy beach. The property is compact and quirky with part of it dating back to the 19th Century when it was customary for many households to smoke their fish here. The property is ideal for couples or small families to use for a coastal get away, with the addition of a private courtyard garden. On the ground floor the property has a spacious open plan living/dining room, leading through to the kitchen. Wooden carpeted stairs lead you up to the master bedroom, with the second bedroom and bathroom. Ground Floor Wood-effect vinyl flooring leads throughout the property. Sitting/Dining Area This area has been newly refurbished to create the most relaxing space to enjoy. Within the sitting area there is a two seater sofa and two arms chairs to sit back a relax on, with a Smart TV including Netflix provided for your entertainment. There is also USB charging points. The room has been decorated in soothing tones, with subtle nautical touches, with the addition of a panelled wall with an electric flame effect fire and striking spotlights creating a wonderful feature wall. In the dining area there is a spacious wooden table with four dining chairs, perfect for enjoying those culinary delights you have whipped up in the kitchen. From the dining room a stable door leads out onto the courtyard garden at the rear of the property. There is a cupboard under the stairs, you won't find Harry Potter in there but you will find useful household bits including an iron /ironing board, clothes airer, vacuum cleaner and cushions for the garden furniture. Kitchen Wonderfully laid out to make the most of the space. This long kitchen is well equipped with a single electric oven with four ring induction hob, fridge with icebox freezer, slim-line dishwasher, microwave, kettle and toaster. In addition, there is a washing machine located in the family bathroom. First Floor Wooden carpeted stairs lead up to the first floor, entering directly into the master bedroom. Bedroom 1 With a glimpse of the Lighthouse, this stunning room has carefully decorated to create a tranquil space. There is a wooden double bed with panelled feature wall behind, with two bedside tables wth drawers and two bedside reading lights above. This room has a storage cupboard with hanging space for your belongings. Bedroom 2 Accessed through bedroom 1, this room is ideal for children 10 years and under to enjoy, with 2''6 bunk beds. Family Bathroom Located through bedroom 2, this spacious family bathroom has a P-shape bath with over head shower and glass screen. There is a WC, wash basin with mirror and light above, shaving point and heated towel rail. Storage is provided in the vanity units, there is also a washing machine located in the cupboard for guests use. Outside To the rear of the property is a private courtyard garden surrounded by a mixture of brick and pebbled walls complete with courtesy lighting. There is a circular table with four chairs, perfect for dining alfresco. There courtyard has been decorated with an array of beautiful plants and convivial, cosy atmosphere. The property unfortunately doesn't have any allocated parking, however parking can be found on near by roads.

A little path takes you through a gate and into the courtyard where you’ll find the stable door opening into the large, light, airy and well-equipped kitchen; a great space to prepare meals at home. You’re sure to enjoy relaxing in the living/dining room beyond, with woodburning stove and generous sofas for cosy evenings. Originally a bookshop, the additional ground floor room can be used as a bedroom with comfy day bed and en suite shower, or simply as a reading room with memories of a bygone era! Both the double and twin rooms on the first floor are tastefully furnished, and you're sure to lay back and unwind in the luxuriously deep slipper bath sitting in the pretty bathroom. Corner Cottage is in a convenient position for exploring the Suffolk coast and countryside or, simply, chilling and making the most of facilities in Dennington with the occasional duck waddling past! The courtyard is fully enclosed with a high wall, perfectly secure for children and dogs. Ground Floor There are a couple of steps up to the stable door which opens directly into the spacious kitchen, wrapping round and a small step down into the living/dining room. Doors from here open onto the staircase, the reading room with shower room beyond, and a front door (not generally in use). Hard flooring runs throughout (quarry tiles in the kitchen, wood in the living/dining room and tiles in the reading room) with rugs to keep you snug. Kitchen A light and airy room with skylights has bags of room and character, particularly in the ornamental fireplace and unusual settle seat. The chef is sure to appreciate the Classic 90 Rangemaster with five-burner gas hob, electric fan oven, grill and griddle. All other necessary appliances are housed in the built-in cupboards; under counter fridge, three drawer freezer, dishwasher and washer dryer. There’s also a microwave, Lavazza coffee machine, kettle and four-slice toaster. If you have young children there’s a lovely large area where they can play. Living/Dining Room Warm and welcoming, this L shaped room has an extending circular table with six chairs so you can enjoy meals at home. The living area has two comfy sofas positioned so you can make the most of the warmth from the wood-burning stove and/or choose your favourite soap on the 40” Smart TV, also equipped with a DVD player. A beautifully carved blanket box sits between two carver chairs and the bookcases are well stocked with reading material and games. Reading Room Originally a bookshop, this wonderfully bright room is ideal for an extra guest with a full-sized day bed which can be made up for you; or simply as an additional room where you can sit with a good book! There’s a small chest of drawers and some coat hooks. Concertina blinds give privacy from the road and blackout curtains will stop the light bothering you. Shower Room Conveniently next to the bedroom so, effectively, an en suite, with large shower cubicle, WC, washbasin and clothes dryer hanging from the ceiling so you can dry any laundry you need to do whilst away. A window gives natural light and there’s a mirrored bathroom cabinet. First Floor A door opens onto carpeted stairs rising to the first floor where doors open to both bedrooms and the bathroom. There’s hard flooring with rugs and hooks at the bottom of the stairs for your coats. Master Bedroom Double aspect with view of the impressive church. You’re sure to sleep well in the wrought iron double bed which sits between retro bedside drawers and a pretty little table. There’s ample space in the built-in wardrobe for hanging your clothes and storing cases. Twin Bedroom An attractive fireplace is a key feature in this room where sturdy twin beds sit by the window with a little chest of drawers and rug between them. This wardrobe also has bags of space for unpacking. Bathroom Relax and unwind in the luxuriously deep slipper bath with hand shower for hair rinsing! There’s a petite washbasin with its own towel rail, WC and natural light. Outside There’s a gravel path with some shrubs running around two sides of the cottage and wrought iron fence dividing it from the pavement. A gate takes you into the courtyard with high wall giving you full privacy from passers-by and a safe place for children and dogs. There is a table and chairs with a parasol and BBQ to enjoy - perfect for dining alfresco. Parking is available on the lay-by by the property, or alternatively in the pub car park opposite.
