The property is situated on a working farm, whilst it is peaceful, some tractor noise will be heard during the harvest months, (late August to mid September and occasionally at other times, rarely before 9am and hardly after 10.30pm). Depending on the harvest there may be a need to run a grain dryer fan which can be noisy, however this is a reasonable distance from the cottage and should have no impact on your stay.. To allow the farm crops to establish, occasionally there will be bird scarers in use, typically this will be in late autumn and the spring. The bird scares are not located near the cottage but maybe audible when walking, they do not go off at night. They are blue and orange an located on the edge of a field.. Guests are very welcome to walk both the public footpaths and on our field margins. Dog mess must be cleared up within the grass land where the cattle graze (to prevent Neospora canium). While on the rest of the farmland please clean up after your dog if on the footpaths but otherwise your dogs are welcome to enjoy the freedom of the countryside.. During early Spring the cattle will not be used to humans and it maybe advisable not to walk in the cattle fields with young children. Due to the farm animals, guests are politely requested not to let off any fireworks or Chinese lanterns. Children and dogs are not permitted in the working farm yard.

The location offers easy access to the coastal locations of Lowestoft Southwold and Dunwich. Festival lovers will find the location of this property convenient for visiting the Latitude and Folkeast festivals held each year. For keen walkers and bird watchers why not take some scenic walks along the River Waveney where an abundance of wildlife can be spotted. R.S.P.B Minsmere and National Trust Dunwich Heath bird reserve are also within easy reach for a lovely beach walk and wildlife spotting. Norwich with its famous cathedral is less than twenty miles away or why not explore the stunning waterways of the Norfolk Broads by hiring a boat for the day. Guests enter the property via a walkway/ramp leading up to a side door which upon entering leads you into the open-plan lounge/kitchen/diner. The cosy lounge area has lovely views of the common on which the secluded property is located . An electric reclining armchair and a comfortable sofa are set in the lounge area if you wish to enjoy TV/DVD and an array of books on the local wildlife and places of interests including an abundance of local walks. This charming country holiday home located in the quiet village of Honing is the ideal base in which to explore the Norfolk coast and countryside great for dog walking. Happisburgh which has an iconic lighthouse is within easy reach whilst Bacton and Mundesley both have lovely sandy beaches looking out to the North Sea and English Channel. For a traditional seaside resort visit Cromer which has plenty of family fun on offer including its very own theatre on the pier head. The Norfolk Broads are on your doorstep and offer a fantastic day out where you can hire a boat for the day and explore the stunning waterways. The beautiful National trust sites of Felbrigg and Blickling Hall are well worth a visit and are just a short drive away. As you enter this charming cottage you arrive in a cosy lounge area which features a two seater sofa and four chairs there is also a folding dining table and folding chairs for six guests. A small Smart TV and wood burner providing the perfect place to unwind after a busy day out (your first evening log supply will be on the hearth). The lounge area leads through to the kitchen where you will find an electric oven and gas hob microwave fridge/freezer dishwasher and washing machine. Also on the ground floor is a shower room with shower basin and WC. Upstairs on the first floor you have the choice of three double bedrooms and the second shower basin and WC. Please note the steep narrow spiral staircase is not suitable for children under 7 or for anyone with mobility issues. Access to the enclosed garden area is located off from the kitchen and guests can enjoy some al fresco dining outside with the table and chairs provided whilst looking out onto the cottage garden.
