A charming holiday cottage ideally located in the picture-perfect Suffolk seaside village of Thorpeness. Ideal for a couple looking to get away from it all in stylish accommodation. Thorpeness is one of Suffolk's best-kept secrets. Just a mile and a half along the beach from Aldeburgh, this charming holiday village was largely designed by the Scottish playwright and barrister Glencairn Stuart Ogilvie a century ago. He decided to create an idyllic model seaside village, inspired by the writings of JM Barrie, author of Peter Pan. The village has a meare which can be explored in the summer time by rowing boat. Plus, there's tennis courts and a games room at the nearby Thorpeness Country Club during the summer months. Keen walkers (either two legs or four paws!) will enjoy the area as it's ideal for walking and cycling, both along the coast and the inland countryside. You can then relax and put your feet up in your cosy cottage after a day exploring all that Suffolk has to offer. The views over the meare in the living room and front patio really are rather spectacular. Picture yourself opening a bottle of something cool and bubbly whilst taking in the magic of Thorpenss meare. Ground Floor A courtyard at the back of this charming cottage gives access to the kitchen, with a second door from the living room opening into the sunny front patio. There's a door between the two rooms and wooden staircase rising from the kitchen to the first-floor landing. Living Room This has beautiful views across The Meare and has a two seater sofa, large arm chair, natural choir carpet, 40'' Smart TV which connection toFreeSat. Kitchen/Dining Room In the kitchen/diner there's a beautiful handmade kitchen with a Smeg range cooker, fridge, dishwasher, Nespresso coffee machine, microwave and a dining table to seat four people. The cottage's original stairs (Some may find them a little steep and narrow) from the kitchen lead up to the first floor. First Floor Both the bedroom and bathroom open off the landing. The bedroom has a sisal carpet flooring and the bathroom has an attractive wooden floor. Bedroom There's a handmade oak king size bed and natural choir flooring and two windows, one of which has lovely views of The Meare and the other a glimpse of the sea. Bathroom A large family bathroom with a magnificent freestanding bath, separate shower, sink and w.c. Outside There are patios to the front and rear of this semi-detached Suffolk holiday cottage with an outdoor table and chairs to seat four. The front patio has pretty views across Thorpeness Meare. There is a right of access over the back patio to the back garden of a neighbouring cottage. Across the road from the cottage you’ll find The Beach House café/restaurant and The Meare café. On-road parking is usually available either on the road outside the cottage or around the corner on the beach road near the Thorpeness Country Club. Upper Lodge is located on a quiet rural lane and has off road parking at the side for three cars. The informal garden, with ample space to kick a ball, wraps around three sides of the house with a long deck at the front for relaxing in the sun and a shed where bikes or sailing gear can be stored. Ground floor The front door opens into a long hallway with the living space and all bedrooms opening off; wooden stairs rise to the lookout. A bank of cupboards conceal a washing machine and dryer as well as ample hanging and shelf space for storing clothing and footwear. Kitchen/Living/Dining Space Ideal for relaxing with family and friends, this wonderfully light open plan living space with wall of windows, has a well equipped kitchen at one end with refectory table, benches and chairs for meals at home, a sitting area in the centre and table football at the far end to keep guests of any age amused! Equipment includes a fridge, freezer, dishwasher, double oven, five ring gas hob with extractor hood, free standing microwave and iPod docking station. The approach to this self-catering Suffolk country holiday accommodation is along a lane, surrounded by hedges and trees, with occasional houses either side, once at the barn there is allocated parking in front of the courtyard of the barn for your car. Guests will enter this self-catering holiday accommodation into a hallway/boot room with the ground floor twin bedroom door ahead of you, and its en-suite bathroom, the left is the ground floor W.C. but the main treat lies to the right. Here you will enter a striking space, the full height of the barn and laid out before you are the contemporary kitchen, sitting and dining areas, an open mezzanine providing additional sitting area overlooking the living space which features an upright piano. Beyond this, there is a ground floor bedroom suite with a king size bed and en-suite shower room and up a cleverly designed set of stairs you pass an eye catching panoramic view on your way to the first floor master suite with king bed and en-suite bathroom beyond. Water and heating is provided by means of a ground source heat pump so is environmentally friendly! Ground Floor You enter into a hallway/boot room where you are able to hang your coats and store your footwear before going through to the magnificent living space. There's a twin and double bedroom to either side of the living area, both with en-suites, plus a separate cloakroom. Kitchen/Dining/Living Room This double height striking room is a wonderful place to socialise with friends and family, with the perfect balance of traditional and contemporary. The fully equipped kitchen is the first thing that will draw your eye when you enter into the open plan living space - the ceilings are vaulted and the room is double aspect with large windows casting natural light into this amazing space. Mezzanine This magnificent space allows you to enjoy the full beauty of the space - overlooking the stunning kitchen/dining room and with a heavily glazed gable end there is a desk, a sofa bed daybed making this space perfect for reading and relaxing. You can enjoy the garden from most rooms, particularly the exceptionally large master bedroom with the twin opposite and unusually attractive cloakroom between the two. You can also fish for Rudd or Perch in the lake close to the house. There’s ample parking on the drive and space for you to store bikes in the outbuildings. Ground Floor Kitchen The entrance to Rookyards opens into the sunny kitchen with a large window overlooking the beautifully landscaped garden, equipped with electric oven with four rings, fridge with freezer compartment, microwave and dishwasher. Outside Rookyards is a beautiful Grade II listed L shaped house that has been sympathetically divided into two homes, surrounded by countryside with an abundance of wildlife including wild rabbits, bats, badgers, muntjac deer and many birds for you to identify. Guests can fish for Rudd and Perch in the pond close to the house and a private area of the extensive garden has been allocated for your use with table and chairs for outside dining, however the owners are also happy for you to wander around almost two acres of their stunning moated gardens and grounds. We do advise that the grounds aren't fully enclosed. The property is approached over a shingle driveway leading into a parking and turning area adjacent to the house and two additional stunning holiday properties - Red Poll Barn and Milk Parlour. The surrounding countryside lends itself to cycling and you can store bikes undercover in one of the cart sheds. WHATS INCLUDED?
